  • Home Valuations - we do an extremely thorough home valuation analysis. We don’t just do a quick competitive market analysis (CMA) and hope a number sticks. We come to the first meeting with a preliminary report and talk through it with the seller while viewing the property. We go back and fine tune the numbers and provide a thoughtful, carefully crafted CMA.

  • Property Preparations - we discuss property preparations with the seller and make recommendations on how the sale price can be maximized and days on market minimized, leveraging Compass Concierge as needed.

  • Marketing - our marketing efforts set us apart from other agents and teams. Each property will receive a customized marketing plan, including, but not limited to:

    • Professional photography, floorplan and virtual tour

    • Custom property website with vanity URL

    • Email marketing to our extensive database

    • Online ads - display ads and social media advertising of properties

    • Open houses & local broker tours marketed to our database and via ads

  • Showings - we ONLY do accompanied showings. We will always be there to make sure the showing goes as smoothly as possible and the buyer walks out knowing every last detail about the property. We can accommodate virtual tour requests (we’ve even sold properties just via video tour!) and our team format ensures that someone will always be available to accommodate in person showings. We use ShowingTime to help with scheduling and sellers can be automatically notified of any showings.

  • Follow Up - we have a team member focused on following up directly with agents and clients to answer any follow up questions, obtain feedback and gauge buyer’s interest.

  • Offer Negotiations - we look at more than just the bottom line. We take into consideration all dates and contingencies to make sure that the offer works for the seller and we’re working with an offer that has a high probability to close.

  • Vendor Referrals - we can refer sellers a myriad of vendors - from home stagers to attorneys to home repair professionals.

  • Transaction Management - we ensure all timelines and deliverables are met in a timely fashion.
